PentaTech provides independent strategic advisory and technical development services to private owners and developers undertaking hotel, resort, and branded residential projects. Acting as the owner’s representative, we guide projects from early feasibility through design development and delivery, ensuring alignment between owner objectives, operator requirements, brand standards, and long-term asset value.

Our role is to protect the owner’s interests at every stage of the development lifecycle, combining hospitality development expertise with a practical understanding of operator expectations, commercial performance, and international brand standards.

Project Feasibility and Development Strategy

PentaTech supports owners during the earliest stages of project planning by helping shape a clear, commercially viable development concept. We assist in structuring the project model through detailed area schedules, facilities planning, and initial operational projections based on the project’s location, market positioning, and competitive landscape.

Working closely with the owner, we translate strategic vision into a practical development framework that balances operational functionality, market demand, and financial viability. Our advisory services also include establishing realistic development budgets aligned with the project’s positioning and long-term investment objectives.

Operator Identification, Evaluation and Selection

Selecting the appropriate hotel operator is a critical strategic decision that influences both the operational performance and long-term value of the asset. PentaTech advises owners throughout the operator selection process, beginning with the identification and pre-qualification of suitable international or regional operators aligned with the project’s positioning.

We manage the evaluation of operator proposals, assess brand compatibility, commercial terms, and development requirements, and provide independent recommendations to support the owner’s decision-making. Our objective is to ensure that the selected operator enhances the project’s market positioning while protecting the owner’s commercial interests.

Comprehensive Design and Technical Services

Comprehensive services include Hospitality Specific Design and Technical Services to oversee the design and development of a Hotel Project. We review every drawing at every stage of every discipline ensuring Brand compliance, Design longevity, Owners Vision and Cost compliance.

  Consultant and Project Team Selection

The successful delivery of hospitality developments requires the collaboration of highly specialised consultants and technical advisors. PentaTech assists owners in identifying and appointing experienced project teams, including architects, interior designers, engineers, and specialist hospitality consultants.

Through our industry knowledge and network, we ensure that the appointed team possesses the appropriate experience in hospitality design and development, as well as a clear understanding of operator standards and operational requirements.

Development Oversight and Owner Representation

Acting as the owner’s representative, PentaTech provides strategic oversight throughout the design and development process. We guide the appointed project manager and consultant team to ensure the project remains aligned with the approved concept, brand standards, operational functionality, and owner objectives.

Our involvement focuses on maintaining development discipline, coordinating between stakeholders, and ensuring that design decisions support both guest experience and operational efficiency. We also review project programmes and development schedules to ensure that delivery timelines remain realistic and achievable.

Cost and Value Management

Maintaining cost discipline while protecting the integrity of the development concept is essential to successful project delivery. PentaTech works with the project team to review project budgets and identify opportunities for value engineering without compromising operational performance, brand standards, or guest experience.

Our role is to help owners balance capital expenditure with long-term asset performance, ensuring that the project is delivered within the approved budget while maintaining the quality and positioning required to compete successfully in the market.

ARCHITECTURAL

Hotel area schedule proposal, from budget to ultra luxury hotels. 

Hotel public and back of house design, layout, flow, spatial allocation, and adjacency review. 

Back of house finishes review and recommendations. 

Review of all Architectural layouts at each stage of design development. 

(Pre-Concept, Concept, Schematic, Design Development, Tender and Construction).

Physical finishes sample review and approval.  

  INTERIOR DESIGN

Review of all Interior drawings and finish specifications at each stage of design development. (Pre-Concept, Concept, Schematic, Design Development, Tender and Construction). 

Mock-up room package review. 

Physical finishes samples review and approval. 

PROJECT WORKSHOPS AND SITE REVIEWS

Representing the owner to drive the project forward to completion. 

Project progress and design meetings attendance. 

Site visit evaluation and reports on the progress of the project. 

Physical mock-up or first room reviews and reports. 

Evaluation of testing and commission progress. 

MEP AND IT DESIGN

Design philosophy review in accordance with International Operator Requirements.

Review of all MEP and IT drawings, design, allocation, and specifications at each stage of design development. (Pre-Concept, Concept, Schematic, Design Development, Tender and Construction). 

Equipment specifications review and comment and general MEP calculation review.
